PROJECT METHOD STATEMENT
This brief method statement aims to give prospective clients some idea of the way we go about ensuring a project runs smoothly. We like to work closely in conjunction with our clients and their architects and designers. We are very aware that each project is different and take this into consideration right from the early stages when putting together the site management team and setting systems in place. We are confident we can go that extra mile to meet with all the requirements and expectations of our client.
Accurate Pricing
We have an extensive list of contacts and have built up excellent relationships with our preferred suppliers, we are therefore confident of securing the best prices and service. In the past we have often saved our clients considerable amounts of money by suggesting alternative products and materials of equal or superior quality.
Project Cash Flow
We can provide evidence of our ability to cash flow a Project.
Contractual Matters
We are familiar with the majority of the standard JCT Contracts and have carried out recent projects on both a traditional and a Design & Build approach, providing the required insurances and warranties.
Client Requirements
We will identify the clients’ key requirements and ensure we have systems in place right from the beginning of a project.
Site Management Team
The Site Management team will remain in place for the duration of the project. All our senior management personnel have many years’ experience of running similar projects.
A site office would be set up fully equipped with IT connections to ensure all of the team are readily contactable.
Site Specific Health & Safety Plan
We employ a Consultant, PB Safety, who makes Health & Safety regular visits to site to ensure our sites are safe and comply fully with all Health & Safety legislation.
Site specific Health & Safety plans are drawn up prior to works commencing on site. Risk Assessments are made for each task and Method Statements are issued to all relevant Personnel. We have an excellent track record in site safety.
Contractors Proposals
Our tender offer will be provided in a set of Contractors Proposals. These will typically include financial, programme and specification information to allow the Client to fully understand the Offer.
Site Set Up
Appropriate hoardings are erected around the working areas to ensure access is limited to authorised personnel only. All required Health & Safety notices are posted in and around the working area.
Planning the Project
We produce a Programme of Works for the Project and this will typically be provided as part of the Contractors Proposals. Input will be included from all specialist contractors and suppliers.
Reporting Methods
We believe it is vital to establish a good working relationship with our clients. We recommend scheduling regular Progress Update Meetings and provide monthly Progress reports showing scheduled progress tracked against actual progress. We will also use these meetings to keep the client informed of any issues which have arisen and let them know what action we plan to take to overcome problems and ensure the works remain on track.
Noisy Works/Disruption
We aim to keep any disruption to the neighbours to an absolute minimum. We will identify activities that could cause potential disruption and ensure the neighbours are kept fully informed.
Quality & Finishes
We take great pride in our work and will ensure the standard of work and finishes are to the highest of standards. We use good quality materials and have a competent workforce.
Connor Construction carry out our own snagging inspections prior to hand over to ensure a smooth handover process.
Handover/Completion
To date all projects have been completed and handed back to the client to their total satisfaction. Handover dates are agreed at the start of the project and we recognise the importance of keeping to these deadlines.
Shortly after completion a completed H&S File will be submitted detailing all works carried out, maintenance and repair information and COSHH data for materials used for occupancy following handover.
Detailed O&M’s will also be provided for specialist installations.
We will manage the building control sign off process together with all relevant testing and commissioning.
Performance Bonds
We are able to set up a Performance Bond Insurance should this be necessary.
Insurance
We have all the necessary insurances in place, including Employers Liability Insurance, Public Liability Insurance Professional Indemnity Insurance for covering all projects.
